How to Calculate Costs of Serviced Offices

Updated: Apr 4, 2022

There is no doubt that serviced offices are all the rage. That is why anyone looking for short term office space Sydney is going for serviced offices only. There are so many advantages of taking serviced office space Sydney. But when you are going for a virtual business address Sydney there is usually no standard table or chart you can follow in order to find out what is the right rental for that space. Let us try and list down a few simple ways for you to correctly assess the rental for a serviced space.

Area

This is the most obvious parameter because your rent is most likely to be x number per square foot. But what we mean by knowing the area is to be aware of the different ways that office space areas are calculated. You should be aware of the difference between a covered area and a carpet area. You also need to know how the area of common areas (pantry etc.) would be allocated to you at all. If you are able to find out the correct square footage of the office, then you can arrive at the right rent.

Operating Expenses

You would obviously pay the monthly rental for your office. But there are also a few other costs you would need to bear, and it is better to have a rough estimate of what those costs might be like. Some offices charge rent inclusive of electricity and water expenses, but if not, then you would need to pay your monthly electricity bill. There might be common maintenance charges to be paid for the upkeep of the common areas. Try to find out all such additional charges beforehand, so you do not get any unpleasant surprises later.

Deposit

Many office spaces also require you to keep a refundable (but interest-free) deposit with the owner of the space, to act as a buffer from which possible damages can be deducted at the time of vacation of the property. You need to negotiate the deposit amount at the outset and keep in mind that the deposit won’t earn you any interest. So it is almost like a sunk cost till the time you vacate the office.

Additional Services

Depending on which office you are signing up for, there could be several things that you might need in your work but which might not be part of the standard package of the office. Some examples could be cleaning staff, extra LAN cables, or pointers for meeting rooms. If there are things you need that are not provided, then you might want to negotiate for a rental amount against which those things could be provided for you.

If you have a complete view of all the expenses that might accrue to you when you take serviced offices on rents, only then can you negotiate or correctly pick and choose to reduce the fixed outlay as well as recurring expenses to the very minimum. That is why the above factors are important to be understood.
